    Homemade chili and oyster stew has always been our Christmas tradition and ya better be first in line for oyster stew at $100 a gallon the last person rarely gets any oysters )

    Thanks guys for some good info that I will follow. I like Dutchboys and the FamousGrouses approach before I seek an attorney. Unfortunately since I bought the boat at a marina they did not supply the previous owners name and there are no tags or #s on the trailer or boat to identify. I have no one to blame but myself and even though I have dealt with this marina before for repairs I now have lost faith in them.

    Sorry guys that I used the word legal, I’m seeking advice or ideas how to resolve this matter. Dave I know I need that little piece of paper and trusted the marina would get it to me. Brian/Rob thanks both good ideas that I will try. I’m willing to seek a lawyers help if need be.

    Try Bug Soother, some gal invented it here in Iowa. Its great for keeping gnats away and mosquitoes and does a decent job on flys. I think shes making a killing on it as the stores can hardly keep it on the shelf. Smells good to with lemongrass and vanilla.

    I gotta agree with phishirman, Jamaican Blue mountain whole bean is the best coffee I’ve ever had, you can get at most specialty coffe shops or order it online…

    I am having this same issue with my 115 merc, although it is a older model, it wants to get up and go but just dosn’t as this just started this fall. I did have the CDI power packs replaced a couple years back and will pull the carbs and clean them out this spring.

    My question is for marmike and grouse, could you elaberate a little more on these coils as I am not familar with those and it sound like that could be my problem.

    mplspug, most likely Fanny owned the loan from the get go as they do not swoop in and buy up bad debt. The owners of a short sale have to accept an offer first and then it go’s to the bank for approval and this is were it can go fast or drag on for months (I am a realtor and I have a short sale with fanny right now going on 9 months) Your friends rate lock more than likely was good for 60 or 90 days at the most and then expires and they have to re submit for a new loan at current rates. What I do is to not have my clients apply for the loan untill we get approval from the the bank. So your friends options are if the really want the property to sit back and be patience or back out of the deal before fanny accepts the offer.

    Are they working with a realtor? If so they should know the proccess and guide your friends thru.

    Another question on gear lube, I replaced mine just the other night and today it appears that I have a very small drip going on. I inspected for any hairline cracks and can not see any unless they are so tiny the eye can not pick it up. A couple of you mentioned replacing the seals under the 2 screws, not sure if thats the problem but were would one find these seals or rings, any help would be appriciated.

    big G, yes you are correct, underwriters for mortgage companies require 3 comps for a loan and 1 must be only 6 months old with the other 2 no more than 12 months and if your on the buying side they have to provide you the full appraisal by law. As Muskie Tim stated his realtor provided 5 comps and thats good. In a normal transaction I can pull 5 to 12 comps and pick the best 3 to compare apples to apples on a property. With a unique property this may be difficult so we have to get creative, also if you are a cash buyer you can choose to wave the appraisal and in that case any good realtor can provide enough comps to justify the price, hope that helps.

    Don’t have the lakemaster chip but I’ve been fishing Okoboji for the last 40 years, grew up there so my chip is in my head, anyway if you don”t get a chip they have some really great lake maps avalible you can pick up any where there, also depends on what you are going to be fishing for, give me a holler if ya have ant questions…

    Muskie Tim, I’ve sold real estate for the last 14 yrs and 900 sq. ft is a HUGE difference. Couple of things, 1st your realtor should be able to explain any variances easily, also a appraiser should have to have 3 different comps, do all of the comps have this much difference, you should also be able to look at the city or county recorders site and pull up the records on the house to see what the city’s sq. ft estimates. Additionally have your realtor do a market on comps of other similar sold homes in the area to see if the selling price is justified as basically that is also what the appraisers job is do not only for you but also the banks underwriting to justify lending you the money to purchase the home.

    This works for me every time and I also do it every couple months to keep drains open and clean.

    1/2 cup salt

    1/2 cup baking soda

    poor into sink

    poor 1 full cup vinager and watch as it bubbles

    and plug sink with a rag and let set 1/2 hour or so.

    follow this with a pan of boiling water.

    If drain is severly clogged you may have to repeat

    a couple of times.

    As I said it has always worked for me, good luck

    I have a 04 chevy Trailblazer and have been pulling my 20 ft Sylvan for 8 years with no problems. I have the inline v 6 and don’t know theres a boat behind me, but I would say I have to agree with others here on the breaking issue. I have always been cautious about breaking slowly and early but had to slam on the brakes one time when a buck dashed in front of me and was very pleasantly surprised at how well the trailblazer handled that.

    I’m needing 1 more fix to get up to Lynxville to fish pool 10 before putting the boat away but don’t want to waste a 2 hour road trip if the weeds stay bad sooooooo can some of you keep me posted and up to date as to how the weeds are doing as the week progresses.

    Your in a position here where you say no lien has been filed. BELIEVE ME SOMEONE AT SOME POINT WILL FILE A LIEN! So down the road when you try to sell it will have to be delt with. Now with a GC and a bank involved as most here suggested get a attorny to help you clear this up now so your credit is not hurt or ruined and also make them run a title search WHEN all this is cleared up to make sure there are no out standing liens. We see this all the time in real estate transactions, I’m dealing with one right now that the bill was paid (we have proof) and even the biller has said paid in full but the lien was never released so guess what, we are not clossing on the home untill we get a release. Make sense? Take care of it now up front and good luck.
