Our real estate market up here is very word of mouth. If you find a good local person that knows the community you can get in to a place without a bidding war.
But then again if you think cabin prices are high, look at Nashville. Those prices will make you pucker for just a 900sqt place.

Do guides think it’s fair that they make money charging clients fees to take fish from lakes and rivers in Minnesota that have been stocked and managed by taxpayer dollars without paying a license to do it? I know that I don’t and alot of weekend anglers like myself don’t.
In my opinion $100/year for a guide license is a heck of a great deal. A $100 annual license fee will certainly not create much a revenue stream for the DNR and maybe it will cover costs.
If guides don’t want to be regulated by the DNR another idea that I’ve heard tossed around is the requirement that licensed guides belong to a statewide association of guides of some sort that still requires an annual fee but it will allow guides to regulate themselves rather than have DNR involvement.
If guides don’t want to be regulated by the DNR, the time is now to present the DNR with an alternative because it’s coming.
Yes I think it’s fair. Do you think it’s fair that restaurants charge you for the food they’re serving you? I mean they have to pay for the building and employees, insurance, taxes…
Just like me, I have to pay for the boat, maintenance, taxes, fuel, bait, tackle, rods, insurance… so what your saying here is if had my private lake I could charge whatever? But on a public lake I have to do it for free?

I think they’re missing the mark with this topic. If they really wanted to be a voice, they should ask the group of people that impacting with the change they’re pushing.
For the reporting of fishing, why is that important to some? (Serious question) I live on a lake that has done creel surveys every year on the water.
Read this and don’t know what I feel about it yet. Note that I am a part time fishing guide, hold the proper liability insurance and also have it as an llc and even have my CPR training.
I am for less government. Now the DNR doesn’t know what to do half the time but I can see this as another money grab by them to be used to put some bird feeders up or yet another study on wolves.
Not sure who the guide is that is pushing this but there has to be a motive behind the push. We do not need any other regulations as we follow the same as other boater laws as well as game laws.
If you buy up a bunch of residential lots and then start to tear down the residences, the value of those properties drop, increasing the tax burden on the remaining properties. Her overpayment on those properties causes the surrounding home values to rise, raising the property taxes on the other homes in the community.

Do you have the right to know how much I paid for my place, or the lot next to me? I think NOT. Most people are on a need to know basis and most don’t need to know. Do you think the value of my neighbors place went up cause I own 2 lots… nope not per the tax bases that were just delivered.
Most people are mad cause they just hate rich people cause in the shoes they’re in right now. Now if one would be happy with the life they live and worry about things they CAN control and less about what other people are doing we would be in a better place in this state.

Had them give me some options for my concrete block for my garage. It was a little outside their scope since we had to lift the garage up but what they told me for options was priceless.
I like how little San Fran has treated the whole situation. Just like the whole state is swayed by what happens in the metro. What happened in St. Louis county is swayed by what Duluth wants.
2 things noted, I think the city being so public about it didn’t help, and her telling the city what she wanted to do would hurt her buying what she wanted to buy. Just like any person owning a house. We should be able to sell it to whom ever and for what ever the agreed upon price. I guess laws are there for people in St. Louis county to build a certain size house with the lot size they have. I am assuming Duluth is close to the same thing.
Just like the county changing the septic system laws which would make everyone septic non compliant and would have to be replaced if they needed a permit for anything or sell. Word on the street is what came from some officials in Duluth as they have grandfathered in some systems and want them out.
We all have a different opinion and some times little San Fran goes off their rocker for no reason.
I have a bigger office chair in mine. No way you could put 2 of them in there and still turn around.

I have a stump 3. Huge for one person with a heater. I can put my feet up on another chair and relax. I have mine about 7 ft high and it’s fine. We brush up the legs and spray black lines on the stump itself.
If you’re only hunting by yourself then a stump 2 is fine. I would get the platform that extends off stump to stand on.

I know of a 2018 ford with an ecoboost, a 2021 denali with a 6.2, and a 2020 ram with a 5.7 that all are used for towing 18-22 foot walleye boats, and they all have had major issues. Meanwhile my 2011 toyota had 235K miles on the clock, and I am due for an oil change. I suppose I should rotate the tires too, and while the the wheels are off inspect the brakes. other than that, I will just keep driving it. To the original poster, if you plan to keep it past its warranty, and don’t want to miss a weekend of fishing, because the tow rig is in the shop waiting on parts, but a Ram or a Toyota, however I am not sure they make a big SUV in the dodge line. A Toyota Sequoia would be a fine choice.

I just had a 2019 6.2 with 38k blow an oil cooler which entails getting a new engine. GM issued a recall in Canada and Alaska but never in the lower 48 for this issue. Installing the afm/dam delete as soon as I get the truck back.
the newer 6.2’s have a lifter issue from a bad batch from the factory. No issues with the 5.3’s from an AT4 forum I follow. I would just get the module to delete the afm/drm crap.
Carver, how do you ever turn that thing? The tracks don’t turn as well, but the extra cab length too.
Lol ya with the tracks she is tough. I have a long winding road so it’s somewhat easy. What’s nice is the mount for the plow is customized to keep the normal turning radius of the tracks. Plowing isn’t the only use, mainly ice fishing.
We were close to building right when Covid started. Then lumber prices spiked.
Some things that we wanted in our forever home which was in the north woods. It was slab on grade. One level living so when we got older there were no steps. All walls were 9ft. Spare bed rooms and bathrooms had a normal ceilings. Living room was open and opened into the kitchen with a double wide island. Vaulted ceilings in there and the master bedroom as well.
Total sq of the living space was 1900 I believe. The garage was somewhere around 30×38 with 12ft ceilings.
Some other key things to think about were on the lot you will have your well and septic and where you have your utility room at to house all that stuff. Well drillers like flat land and No rocks. But by me there are rocks the size of Volkswagens so they can get through them if needed. Also contact them and ask how deep the wells are in the area so you can get ballpark price. Also contact the power company to see that price. I was shocked when I got that price from them.

I have mine mounted there. I can get chirp to find bottom going wide open. Side imaging is great but you can tell a little one side gets blocked by the motor a bit but not too bad. Let me know if you want any pics. I run garmins if that helps.
