Figured it wouldn’t hurt to post here. Ready to bite the bullet and buy a cabin on Lake Vermillion with my old man. If anyone it looking to sell now or in the near future let me know. This might interest someone looking to go outside a realtor. Fixer uppers welcome. This would not be a flip or rental property for me. It will be a proper multi-generational family cabin. Looking around $500k depending on condition.

    Thanks

I hope to be In your shoes one day. I have no advice for buying a cabin, but vermillion is one of my favorite get aways to camp at. I would love a cabin there.

I’ve only done 2 trips up there my entire life and none of them all that memorable, but can tell it’s the kind of lake I want to make my summer memories on with my kids and my extended family. True up north feel, limited development on the north side, multi-fish targetability, reasonable drive distance, and for some reason a sauna culture (there seems to be one at every cabin). I’ll be making a trip up there this labor day and will be doing some cabin hunting at the same time. There’s better and worse lakes out there, but this seems to be the right balance for what I’m looking for.

Ron can speak to this better then I but I think the Tower end would be cheaper real estate. Maybe not.

Not sure that would be true Dutch the casino is over there and all the blue hairs like you want to be over there.

Not sure where you are located or how far you are willing to drive to your potential cabin but I’d highly suggest Rainy Lake instead of Vermilion. It has everything and more that Vermilion has to offer and it seems places are about 1/2 the price.

Are you considering an island or boat-to cabin? Or a drive-to only? An island/boat-to cabin will be much cheaper and often has more privacy and remoteness, though they are definitely more of a hardship in terms of getting contractors out there and hauling your gear/food/garbage in and out during all sorts of weather. Plus, you’ll lose access to them for part of the year during unsafe ice conditions. Still, a lot of folks have them and love them.

Should have added, needs to be drivable, no island or boat only access. I’m in the cities but my old man is in Southern MN, and either driving up every other weekend Rainy would just add too much time especially with young kids (and a new pup who is unfortunately not fond of car rides). Reef I’ve looked at that one online and I was curious if there is ever a point your not allowed to install a septic. That lot is low and swampy but maybe that doesn’t matter. Dutch I’ve noticed the East us a little less expensive than tbe West, but I’ve no idea why. I prefer East as going west could add 30-60 min of drive time.

I’ll also add my folks (and I on occasion) play a lot of pickle ball and we saw Tower has a group for that. That’s actually a bigger deal than you’d think for my mom to get her on board.

The tower end of the lake is where I’d be most interested. Especially for the kids and folks. They have a couple cafes, restaurants a parade during the 4th of July. Lots of different activities to do, and a great area of the lake for both fishing and boating.

I searched for years for the perfect cabin on the East side and ultimately wound-up finding one on the West side – wasn’t my preference, but in hindsight, glad we are where we are. Both ends are amazing though. You just can’t go wrong with the fishing on either end.
