What to charge to hunt this piece of prime hunting land

    My parents took over my grandparents farm and we are wanting to set up the land on the river for hunting. We’ve been told by many around that our land is prime. It’s located in Northwest Kansas. There’s a large group of turkeys that are always down there and you are just about guaranteed to see whitetail down there every time as a large group hang out in the woods. Any kind of wildlife you can think of is down there. Bobcats coyotes beavers just to name a few. It has the Solomon river running through the land and another fresh spring creek that joins the Solomon. This is the most wooded area within probably 30 miles along the river. The wooded area is approximately 140 acres. That’s just the wooded area at the bottom of the photo. We also have a small state lake within a mile of the river across the highway. Everything that is within the border I marked on the photo is our land except what little is around the lake but we own all the land that surrounds the lake/wildlife area. What would be a price people would be willing to pay for weekend hunting or just leased for each season? Any advice would be much appreciated.

    Hunting lease prices are highly local and dependent on many variables including location, exclusivity, and how well managed the property is for hunting.

    Since I see center pivots in the pic, I assume you’re in dry country? The river and presence of water may be a major advantage, but a lot will depend on the surrounding cover and how huntable it is. Is there bedding cover and food available? Are the predators controlled? How many hunters could reasonably hunt the property? A property that can hunt more people at once is going to be worth more on a lease.

    Do you have trail cams out and have good (verifiable) pictures of the bucks on the property? Is there a history of taking big animals on the property?

    Best place to start is to ask around and try to find out what other properties are leasing for, the terms, and how many hunters.

    Yes there is bedding cover and food available. We have 3 stands up down there now just from locals in the past. My grandparents let anyone and everyone hunt there free of charge for years so when my parents took it over it was a mess of hunters just showing up. So we stopped that and are leasing the rights out. But yes I agree with everything you said. I’m about to put trail cams down there along with other photos for a brochure. I appreciate your response thank you.
