    Anyone on here built or own a shouse? Looking at building a 40×60 insulated shop with a 30×30 living area on with it. In flood heat already have prices on land and all utilities. What should it cost

    In Nebraska I don’t know. Are you doing all the work? I think we’d all need a lot more details.

    My folks built a 40×40 in the north metro. Full shop with a full 2 bed apartment above and living area.

    They didn’t do the work themselves outside of minor grading and tree removal. This was a couple years ago and I know they were in it for more than $250k. Getting the right permits and the septic was a PIA….not sure in NE.

    With COVID prices good luck. Only way is to bid it out of have a product list priced if your doing it all by yourself.

    One other thing to look into. I have heard that getting financing for a Shouse is not real easy. Most banks with not do financing on them. I know several people who have thought about going that route and ended up going with a traditional home and a pole shed. If this is for a secondary property or a seasonal place you may get by building the whole thing as a standard pole building and just finishing one side as living quarters. If this is more of full time place, I’d build it correctly which is different than just finishing part of a pole shed as a weekend cabin or hunting shack.

    Check out the Bardominium groups on Facebook. There are a lot of posts on there about how to build and how to get financing for them. Definitely sound like it takes a creative Banker. It doesn’t sound terribly difficult, but it’s not something the average bank wants to do.

    We are almost done framing a 40×96 stick built, of which 40×36 is a bar/living room/bathroom, with 40×60 insulated storage. All in-floor heat, two zones. 12′ sidewalls in bar, 14′ in storage. Concrete was 12k but we did the forms ourselves and also did the PEX tubing for the heat (maybe $4,500 for PEX and form materials). Lumber has come down significantly since I bought, but I probably have 30k into all the sticks, including trusses which are 2′ on center. 2′ overhang all around. Just spent 13,500 on roof steel and windows (7). That’s essentially where I’m at today. With well, electric, septic, epoxy on storage side, vinyl plank on bar side, cabinetry, fixtures, traditional insulation (not sure on foam yet), I expect I’ll have $150k-$175k (maybe $200k if the wifey gets involved in finishes) into it, with zero value put on labor. As others have said, every project is different – Happy to chat if you have any specific questions!

    Around 200$ sf I’ve heard. I do concrete flat work and pour the alot

    I wonder if they’re still too much of niche and hard to re-coup on if the borrower defaults?

    I really like the idea of them. I personally would LOVE my shop to be my second living room ) (or first)

    I built this Shabin and love it ! 2 full stalls and 3 bedrooms and 1 bath upstairs and full kitchen. Someday when we retire, we will finish the lower level for living and put the garage on the front. I doubt this will help you out much, we built this finished for just under $40k… we did all the labor ourselves.
