I have an Aluminum roof that was put on a couple years ago. I love it except……When I need to go on the roof for adjusting my Direct TV. Other than that it was very expensive to do,But I will never have to do it again! They look just like shingles from the road.But like I said. Very spendy.

My wife and I love the metal roofs. They last forever and are much more friendly to mother earth. I drive a gas guzzler and make up for it there!
The original part of the home has a metal roof from around 100 years ago and can be left that way but the 40 year old addition needs help….go figure. The original part of the house is from the 1870’s and still has a lot of original trim and wood so my wife and I like that and want to do a good job on it. The last owners neglected the house…but good for us it is much less cost. My wife is an architect student and will be an full time intern and we are both handy. Every morning I can look out and see the boat traffic on the croix too! Or maybe not a good thing

June 17, 2008 at 3:01 am #693128I am no means a pro on the bank thing as far as fha goes. What I can tell you is dont stick a dime of your money into the house until it’s yours. To much to go wrong if some thing falls through you are screwed. I would think if you sign a contract with a contractor to have it done and a approx start/end date the bank would take that. I also cant beleive that is a deal breaker for the bank?? why are they worried about the roof?? Is the house priced to high??? some thing doesnt add up??? got any more info?? like I said I am no expert when it comes to the loans just seem fishy..

1. Why can’t you put money in escrow for the roof? That way after you move in, you can get it done. You can usually get 6 months before you need to use this money.
2. What are you calling a metal roof? I was unaware that they had metal roofs on houses other then a pole barn style tin more then a few years ago. The newer style metal roofs are standing seam, concealed fastener. If this is what you are doing, please verify you put in the correct amount of venting. Many people do not vent their attic spaces properly when doing these types.

As far as the escrow the “improvements” must be done before closing date.
With the metal roof in Stillwater it is very common to see a roof put up a hundred years ago with the metal roofing material. Just lately there has been an increase in availability of this again due to the environmental issues and many benefits of it. I don’t like having things need to be redone every so often and we want to make the addition fit in with the original part of the house. I am just nervous about if things went wrong and I did not get the house I would be out but I think that we have that all worked out now.
June 19, 2008 at 3:03 am #693585Escrow was mentioned above which is what you should do. Put money in escrow. Then the repairs can be done AFTER you own the house. If you take any advice at all do not as I said above do not put any of your own money into a house you dont own. 9 out of 10 times you may be safe but that tenth time if you happen to be the one the out come cant be good. Escrow or nothing. the housing market rite now is saturated forclosures are at a all time high and house values are approx. 30% less than what they were 1 year ago. There is absoulutly no reason the bank shouldnt work with you.

One more thing. Take a step back and look what they are asking you to do. It’s like a new toy you are so excited to get it you overlook the small details and after you own it those small details arent so small any more.June 23, 2008 at 2:04 am #694338Thanks Stickboy.

March 6, 2011 at 11:02 pm #101725I’ve had 4 cams out until this w-end. I have not seen an antler in 2.5 weeks and was able to glass 53 deer also without. In my area this is very very rare. Looks like shedding will have to wait until snow is completely gone. Although my fiance is tickled.
