New concrete! Need opinions!

    Just recently had this concrete patio poured about 2 months ago. I’m not a concrete expert but to me this doesn’t look right. My wife thinks I’m nitpicky when it comes to this stuff lol. Would you consider this satisfactory and if not what would you do? More photos in the replies

    Can’t say I’d be overwhelming pleased either, but, after 2 months you are now making a deal of it? With saying that, I’m not sure that ripping it out and redo a couple of squares is worth it either. Ya may end up with something worse in the long run.

    First of all, thank you for the welcome! So would your opinion change if you knew that I haven’t paid yet. Don’t want to pay until I know you exactly what I should do. Is this patio livable? Should I try for a discount? Resurface? Tear out and redo?

    I don’t think it is really that bad. It may not have been the best finish @ the edge by the column pic #3 but it will weather in over time.

    The better questions would be was the conditions when it was poured propper, was the ground prep ok, is the concrete mix correct?
    If so I’d say speak your displeasure with him, see where it goes, then pay him for the product and move along.

    If you think that “what does he know?” about me, well, I do have the credentials to supervise peace plus,,,,I’ve got scruples. jester

    Any concrete finishers wish to chime in?

    Well I know it was late July, 90 degree weather, and in the myst of a drought. Not sure about the ground prep and mixing. Thank you for your input. I’ll talk to him and see what he says about it. I know he subbed it out. Surely he doesn’t like the work. Definitely not what I thought I was paying for which is aggravating! It’s kind of dimpled along one side of the house. I’ll post the pic.

    You can only see a limited amount from the pics and obviously I wasn’t involved in the discussions with your contractor.

    I see three things that jump out at me. It didn’t dry/set very uniform, finishing is not acceptable per my standards, and I question how fast it set up…possibly was a late load and setting in the truck????

    Was this a full retail price on the work or was it a cash deal for side work??

    Often when I see patios poured in mid summer and extreme heat, the crete sets up super fast. Was it poured mid day?? Based on what I see in the pics, I keep going back to the material setting up too fast and your contractor rushed through it.

    The absolute best thing you can do is contact your local Builder’s Association and ask them for the Industry Standards for concrete slabs. That will give you a check list of legally where you stand. If the blemishes all fall within industry standards, you got what you paid for. If the blemishes are outside of standards, you have a case to take action.

    I haven’t paid yet. The price is lumped into an overall price that includes other things. I would guess the cost is about $3800 for just the patio. So what solutions should I be okay with when I talk to the contractor?

    I am not a finisher and can tell you the guy that finished that definitely was not either. I would be looking for a replacement or it would have to a fraction of what they want for payment.

    First – Have the Contractor come out and take a look at it, let him know you are not satisfied and ask him what he will do to rectify the issues.
    He may do the right thing and replace/repair it if not plan “B” hold payment until you can have it repaired/replaced.

    Not a concrete guy, but if it were a job done at my house, I’d be having kittens over it. Looks pretty bad to me, Randy is right something didn’t cure evenly.

    If it comes to it, after seeing die or color added to concrete, I’d never go any other way for a patio or walkway. Totally worth it. Hides age and flaws. Love stamping too, again breaks up the surface and hides imperfections in the future.

    Given the way it looks and the fact it was hot and dry when it was placed, it looks like the concrete was setting up faster than they could finish it. Although you can’t see it yet I would bet my life that while finishing they were spraying water on the surface to try and keep the concrete workable which is going to lead to scaling after this winter, especially if you use any de-icing chemicals on it.

    If it was as dry as others are guessing…I’d expect to see shrinkage cracks in areas. Little spiderweb looking cracks that will only get worse over time. They typically aren’t structural, but they can be an indication of things setting up too quickly (happens in hot weather pours).

    Weird that you waited this long? Yes. Should it matter? No. Looks terrible IMO. I did some concrete work in high school and college. Guys I worked with were Picaso compared to what I see here.

It’s just eaten at me more and more daily. I guess what I’m looking for is what should be a satisfactory solution? I’d hate to insist on making him tear it out and redo it unless it’s the only solution. Is it so bad that I need to insist on the redo? Or would a considerable discount make it more of livable situation?

    I would make him tear it out and haul away. I sure wouldn’t have that guy repour it.

    Concrete was my profession from the time I could walk till 25. Looks like they left for lunch in the middle of the finishing process on a windy day and when they made it back it was to far along to finish it correctly. I would demand it be removed and replaced. I darn sure wouldn’t have waited this long but you haven’t paid so you are still in the drivers seat. If one of my jobs would have looked a third that bad I would have removed and replaced it myself. Concrete lasts a long time and it’s going to eat at you every time you see it. Get it replaced and don’t pay a penny more than what you were quoted.
