does $1200 for a 130 acre lease seem reasonable, 80 acres woods with balance in corn/field? How do you “sell” the idea to the wife?

never leased land before. for the $1200 i would have sole access to the property to hunt deer, turkey, and small game.

also, i have no idea what kind of deer live on the property (size wise)

    thanks,

    Deano

Sounds reasonable, I guess. Depends on the woods/deer population, how much you’ll hunt, proximity, extra cashflow, wife’s opinion, etc…

I leased 300+ acres of awesome Buffalo county land a few years ago for 1k per guy (2 guys). That was a STEAL. Passed on a very nice 2-3 y.o. that I proabably should have shot, but there were some MONSTERS on that farm.

All depends on what you get for the $$ and how much your extra $$ is worth to you I guess..

How much are you willing to pay for a place you can hunt by your self? Not only does leasing up the odds on bringing home better quality deer but it sure is nice not worrying about your treestands, trail cams, etc. The best part is you don’t have to worry about a guy setting up shop 50 yards from you on opening morning. No matter what the cost, make sure you feel you’re not over paying. With that said, if I could lease 130 acres around here for that….I would be going

well I’m a schemer I guess, couple days ago I bought the new kitchen faucet my wife pointed out a while back. I had the plumber (friend of mine) come install it while she was at work tonight! Needless to say she was very happy and surprised to see that new Moen with the pullout sprayer mounted over an empty sink! Yep…I even loaded the dishwasher and washed the hand washables, and cleaned the kitchen. called landowner to see when I could come check out the property and I mentioned bow season already started & the property was out of my turkey zone… she dropped price to $1000. Going to check out the property sunday. wife said she’d sleep on it, i think I’ll sleep in tomorrow, and do a little breakfast in bed for her. that should seal the deal.
