Question on rental property?

    I am fairly new to rental properties, and the lease is up for our current tenants (which were our first). I am starting to show the house again and have 4 people coming tonight to look at the house.

    I know there are rules about how you go about filling your vacancies, so how do you handle that when you have more than one person coming at a time to look at the place and two of them actually are interested and want to submit applications/fees?

    Think you’d be far better off not to show it to more than one at a time.

    I would start right there, it is free. You can find judgements and criminal activity, this should give you a better indicator of which one you might choose first. If they are both squeaky clean than go with your gut. We have been fooled twice, it is rather expensive.

    Sounds like you should have researched that 6 months ago. I would give your lawyer a call and they should be able to get you pointed in the right direction

    you need to run them in order and only one at a time to be legal. You can collect fees up front from all but not allowed to cash the next applicants fees unless the prior applicant did not pass background check/qualification. You also need to notify applicant that there are others that have already applied and that they. they may not want to write a check because of that.

    People have their ways around this, but the law was put in place so that you don’t have 4 qualified renters but pick the cutest one which was the last one to apply

    This was the plan…..just wanted to see how other landlords handle the situation.

    Seem like a hassle for me to drive 60 miles round trip just to show a house on multiple different days…and could take a while to actually find someone.

    I will just time/date the application, and go from there in the order they are received.

    Higher a company like gerenza properties or renter warehouse. The get around 60 bucks a month to deal with all the stuff keeps you legal and make sure you get he rent checks.

    We pay 10% and I dont have to deal with [censored]. evictions, late rent, damages, noise complaints, not paying utilities, showings and background checks. I just call the mgmt company and say deal with it.

    I actually feel I am stealing the service with what my company does.

    Hassle and landlord often appear in the same sentence. To late to be hassle free.

    Tough crowd. It can’t be to far fetched to show a rental property twice or more in one evening….

    I think I got it figured oh though, as nobody will be signing the application right away at the showing anyways since we require additional info that they wont have with them.

    I don’t have a problem with the hassle of dealing with the rental, just prefer to prevent it if I can and was curious how others that manage properties themselves do it.

    I’m not willing to pay renters warehouse over $2500/year to find me a renter and manage everything.
