I’m building a new house and am considering either putting up a pole barn or using Flexi Core Panels and building a lower level(basement with 9′ ceilings)under the garage. What does it cost to build a 30×40 pole barn with concrete floor, insulation, furnace? The flexi-core and concrete work will be appprox $30K if I go under the garage.

The cost will be about the same. I recommend doing both. My best guesses are below.
    pole barn – 15K
    concrete – 6k
    heat – 2.5k
    finish – 4k

What do you need ? Those are 2 very different spaces. I would go for a liitle bigger pole shed and finish part off for dry storage if you need that. I would guess the pole shed would be less to construct and would be more practical.

I’d go with a bigger pole shed, and make it a drive through. Double doors on each end. Never have to unhook the boat.

If you can swing it, go with 2 buildings. I have a 28x32x10 play pen. Heated, 6″ insulated walls, extra thick floater slab, and a 40x72x12 pole bldg (toy box) class 5 floor, uninsulated, doors each end, 1/4 mezzanine, for storage and the rest open. Only thing I’d change is 16′ walls for camper storage. I built the shop and Northland (Menards) put up the pole bldg. jerr

A pole barn might bring more resale value down the road.

I just built a 36’x40′ stick built garage with steel siding and concrete floor. The materials for the garage was just a bit over $11,400 and the concrete was close to $3000. That does not include labor. Landscaping was another $2200 for fill and dirt work, which also included a driveway installed with rock and pavers around the edge of garage. I also live up by Detroit Lakes so the pricing on material might be a bit different. Alot of the work was completed by my son and I. I Saved a ton of money on labor. Electricity will be put in about 2 weeks, which will be installed by a contractor. Im not very good when comes to electricity. haha

Thanks guys….the advantage to having the lower level under the garage is that i wont need to go outside to get there, and it will stay temperate year round. The pole barn would be 50 yds from the house. Tough call…especially if the costs are similar. Ill have plenty of room in my regular garage for vehicles/ boat. This would be for toys and workshop.

Do the pre-stress floor under garage now. You can always build a pole building later.

    X2

I would think this would add to re-sale value and you really can’t without huge additional cost do that later.

A pole barn can always be added.
