    I will say that some roofs look fine from the ground but do have storm related damage. You have to be on the roof to see it….typically hail(if that is what you are talking about) does not make a roof leak…unless it is softball size. Hail fractures the exposed shingle pad, but there is still another shingle under this to shed the water. Not gonna leak, but is damaged.

    If the insurance company is paying for undamaged roofs…that is the fault of itself.

    Totally agree, I’m tired of hearing people bragging about how they used a storm as an excuse to get a new roof.

    I hope we’ll soon see limits on asphalt shingled roofs whereby people are limited to one roof replacement every so many years.

    Also, anyone in a costal area should not be able to insure an asphalt shingle roof. Metal only. It’s redicilous for the whole country to be paying increased preimums because eejets in Florida don’t want to pay for materials suited to their conditions.

    It is always a question of selecting right insurance at right price. If you cause damage or injury, you could be liable for tens or even hundreds of thousands of dollars in repairs or medical treatment

    A few years back Hartford {AARP}went up , a lot and asked many questions , found out eye popping numbers to actually rebuild what i have . Independent agents offered lowball pricing , when I questioned about coverage , one said well how much of a gambler are you ? I said at my age , no gambling for me . Long story short i stayed with AARP .

    That is the worst thing happened to you. I would suggest you to choose a right insurance company, which could help you. You cannot put a value to your life, but when it comes to choosing an insurance company you have got to do some number crunching at right price

    Insurance rates also are dependent on your credit rating. Higher credit rating, lower insurance rates

    Many of the insurance companies actually offer extremely affordable umbrella riders to the average policy. $500K to $1 million can run you a $100 a year or so.

    I have lived in the same place approaching 30 years. Premium escalation and higher deductibles have been the norm. We just moved to another company two years ago and saved about 30% … but they have increased each year we have been with them.

    We have had two hail claims in the past 20 years or so. I would say in our neighborhood … the following held definitely held true …

    Farmers and American Family: allowed claims to process through relatively easy
    Allstate: those that had them had to fight
    State Farm: anyone with this company must have had great shingles because not one house that used state farm had a new roof

    Independents: too hard to ascertain …

    Hail in May 22 … roofs around me are being written off. Have not called yet.

    Do not assume … everything is covered in full. Exclusions and limits on certain classes of goods and possessions are very common.

    Replacement vs. Depreciated coverage on possessions in your home. Do you have top shelf, average, or handed-down appliances, furniture, clothing, sports gear, etc…

    Riders: I would review your policy and/or talk with your insurance company about your basement (flooding and sewer back-up) protection, jewelry protection and firearm coverage.
