Lot/Land Loans?

    I am in the early steps of looking to purchase lakeshore property.

    Can anyone suggest a good institution for lot/land loans? I currently bank with Affinity Plus, and have contacted them.

    Just curious of other places to check on rates at.

    I was talking to a salesman at a car dealership last week. He is in charge of the loans section. He said that 95% of the loans he is getting for his customers are going through Fifth Third bank. He said right now no one can touch their rates. I ended up going to my local credit union for ease of paperwork, but right now my mortgage is through Fifth Third bank.

    when i go on their website, it says they do not lend to MN.

    Unless something recently changed I refi’d through them last fall. Maybe I got such a great deal I wrecked it for everyone.

    I had an auto loan through 5th third. Worst bank I have ever delt with. Several times over the period of the loan they said I didn’t make a payment when that was not the case. When I tried to call to get their mistake corrected, I had to deal with some of the most rude people I have had to deal with. It would take multiple calls and faxes showing canceled checks to credit my account. This happened three different times. I eventully decided to just pay the loan off 18 months early to be rid of them. I would rather pay 10% higher rate than deal with them again. I would advise anyone to go with any other bank for a loan than 5th third. Two words “They Suck”

    Question would be this….what are the taxes going to be after you build or not build. How much work do you want to do, mow grass…..not a vacation place after a while with all the work and if your going use it a lot.

    For the taxes and upkeep. You have have 3 long 6 day weeks at a fishing resort somewhere.

    And another thing…..septic… Make sure you have 2 or 3 locations for them. Some lake cabins that I know of are having some issues with a second location as they need to change their septic system.
