Roof Inspection

How many people have had a home inspection when the underwriter declared cancelation of coverage at the next renewal cycle if you don’t repair you roof due to curled shingles?

The southwest side of my house has the only curled shingles and if I don’t “correct the problem” they’re dropping my policy. I had planned to re-roof the house within the next three years since I didn’t think the curling was critical but they have the final say I guess. I’m frustrated because other people have said the roof is fine too.

The house was built in 1996 so the roof is 15 years old but it was covered with Certainteed shingles. Certainteed had to settle a few years back due to a faulty product and when I called them to file a claim they told me all of the money had already been spent.

    Bummer.

Yes, there was a Class Action Lawsuit and they had a deadline for applying for the funds.

My Parents had the same problem but also Hail damage. The Insurance guy just ran it through as hail damage.

    Good Luck

I have the same shingles. Didn’t know the money was all gone. It just started last Oct. Helped a friend take one of hers off and send in. I thought it would be a joke but she got almost $1200 back. Been meaning to send mine in.

Just did a plumbing inspection on a property today where the insurance company will not cover any damage cause by the old existing plumbing system. Water piping in the apartment is only 70 years old. Building owner thinks the piping is just fine and is mad at the insurance company.

Considering replacing shingles with a tin roof. Any drawbacks besides the cost? It would be the only tin roof in the neighborhood that I’ve seen so I’m curious how the tin would look in a land of shingles.

I filed for hail damage on my roof after they told me the insurance would be downgraded for water damage. Had to go back to last storm when there was hail for the date. They then had another inspector come take a look at the roof.
(the first inspector never got on the roof, just took pictures.) Draw back was job had to be completed at end of year from storm. They paid for the new roof totaly. Hope you can luck out like me. I feel your pain, roofs aren’t cheap. I was told by the contractor that the metal roofs only last a couple of hail storms also before needing replaced. stonecutter

Well I had a few estimates today and all three companies told me that they haven’t heard of any claims being denied by Certainteed – and they do at least a couple of claims per week – so maybe I spoke to a disgruntled employee at Certainteed and was misinformed.

The tin roof looks very nice, thanks for showing photos, but from what I have seen after today for roofing materials many of the architectural shingles are 50 year shingles… about the life span you’ll get from tin at 1/2 to 1/3 of the price especially with the number of valleys on my house. So shingles it is.

One of my estimates was done by an IDOer and is the lowest estimate so far… I’m pulling for that one – he seems like a good fella
