Anybody have any idea of of how much it might cost to put a gravel driveway in on a already cleared lot? Say about 200 feet of driveway? Looking at a piece of property and the guy put a driveway in last year. Says it cost him a bunch but he won’t say how much. I’m trying to gauge how much he might have put into it before I make a offer.

Depends on the soils, the sub-cut, how far the pit is, if there’s any culverts….

What was done to put the driveway in, there will be a big difference in cost depending on how it was done and what was needed. We don’t have enough information to make a good estimate but I would say between $500 and $20,000.

No culverts. Lot was already cleared and probably was farmland at one time. Lots of clay as the base. I think they must have scraped off the top and leveled because he said the soil smelled really fertile when they did. Looks like they built it up maybe 6 to 8 inches and finished with some class 5 and some bigger stones than what you would normally see in class 5. Straight no curves to deal with. Pretty straight forward job as far as driveways go I’d guess.

Still costs money to get all the equipment and material out there and of course labor. I’m guessing $10 grand?? I don’t know much about these things really.

I dont think my situation is really that comparable but my old house is located in the twin cities and I got blacktop installed on my drive for about $3800. That driveway was roughly 18×40 I would guess. It was dirt beforehand though so he didn’t have to remove any sort of old material and pay to get rid of it so that helped. I can say that I called 3 guys and got 3 very different bids ranging from $3800 to over 10k

Neighbors got 4” overlay last summer of asphalt, over existing asphalt for $3500 – 18’ x 50’ driveway. Looks really good. The guy who did it started his bid at $5,800 ….. neighbor got him down to $3500 cash.

I think there is a lot of variables and a real wide range like everyone else has said.

I have receipts for everything I did so your seller should too…..

I’m sure he does and if I flat out asked him he’d probably tell me. Besides the driveway he had some other fill brought in where he built a 10X15 storage shed and a 16X24 pavillion which could be turned into a cabin. He also had a 200amp electrical service brought in with a pedestal for a RV to plug into.

I know what he paid for the property to begin with I’m trying to gauge how much he’s got in improvements and I figure the driveway and fill is the bulk of the expense. I was just hoping to get some ballpark figures from others who who may have done something similar

3,800 for concrete extension. Does that seem high,
    18w x 21 long

Had a big circular drive black topped on my last house. Over 200′ on the outside edge. Back edge of the circle was a 4 stall garage. Cost $7400, and that included digging out existing gravel, and putting in new 6″ of road gravel. That was about 6 years ago. Got a quote for my driveway on the house that I am in now. Driveway is about 150-175 yards long, 2 1/2″ blacktop, $13000, no extra gravel in the quote, but gave me a price per yard if needed. Tried to get a firm quote of everything needed and they wouldn’t commit. I know I needed more gravel, and would have liked 4″ of blacktop. My estimate would be more around $20000 all said and done. Road gravel around here goes for about $225 a load, and I think that’s about 18 yards. Gravel is cheap, if you figure, they put 6″ of new gravel, in addition to the black top, for $7400 for about that distance in my old house. 200′ isn’t much gravel.

It’s all relative. I’m about to drop 75-80K on a second garage and mother-in-law suite. I’ll be having them tat the entire drive when it’s over. After that expense, what’s another 15K.

The electric service could of cost just as much if not more than the road.

For budget estimating, use $1.50 to $2.00 per square foot for a 6” gravel drive.

Are you going with concrete driveway or Blacktop, if you can afford it I highly suggest going to concrete

Cost doesn’t matter. Make your offer based on the property value to you. With the improvements in buildings and land it doesn’t matter how much he has in it. It only matters what you are going to pay.

He probably got a deal or did minimal depth and that’s why he doesn’t want to tell you.
    $500 to bring out equipment
$130/ hr of machine and operator time. Guess 1800 there to strip and move spoils.
200x14x6″ stone 2600 to 3400 plus pending how well is was compacted.
    I would guess he’s under 6k
