Buying land in Rapides Parish, Louisiana

    6 acres waterfront buildable land in Flood zone A and X close to Rigolette Bayou and the red river for $39,000. Is this a good price to buy? Plan to build an elevated family home with a water view where we can fish on a deck, hunt in the backyard, and have enough land for chickens, goats, and donkeys.

    Nothing in Louisiana is a good buy, floods and hurricanes no way. Not to mention the bugs and humidity plus the Covid vaccination level is like 30%.

    Insuring anything there is a nightmare. If it’s 2021 and that much waterfront land is available at that low of a price…there’s clearly a reason. If those reasons are things you can endure, then it’s worth considering.

    I’d be sure to do my homework on zoning, building codes, flood plains, insurance, soil samples, etc. before throwing down cash in a location like that. My guess is doing your homework will uncover a ton of things that could be overwhelming to the building process for any type of structure.

    Well since you brought up covid you should at least have your numbers correct 48% fully 54% single. MN is 61.7% fully and 66.1 single. MN has a population of 5.7 million and currently had an infection 7 day rate of 3388. Louisiana has a population of 4.6 million and is currently running a 7 day rate of 420. Just to make sure we have the full picture.

    In addition to the high cost of insurance in Flood and Hurricane areas. If it is in certain designated Flood zone’s you will most likely be required to also carry flood insurance if you have a loan on the home. Not real sure about flood insurance rates in Louisiana but it is something you may want to look into prior to buying.

    Not familiar with La. But have been looking in Florida last 3 years. A lot of folks build flood friendly houses. Washable down stairs with little that water will damage. Painted or tiled floors, with rugs and furnishings that can be moved up stairs. Few people I asked about insurance, build what they can without a loan secured by the house. And pretty much pray and hold on in a storm. As house insurance can be about 10% of the houses value a year. Code in towns usually 14′ floor above sea level. On an acreage in La., You may have more flexibility. Like mentioned. Nice climate 6 months out of the year. Summers can suck.

    Hell with Covid, skeeters and humidity will kill you first.

    Definitely check if any structures you build can be insured and how much. Hear-say is that many areas are uninsurable. I don’t know how accurate that is so definitely check into it. Additionally, if that’s the area north of Alexandria, it doesn’t get hit as hard as the extreme south east of LA. Guessing 1-1/2 hours to Toledo. Was a heck of a bass factory in late 70s and 80s. Haven’t been in there since mid 90s

    My advice ask another forum. Everyone that responded is from the mid west… more local info would be helpful.
